Site and land assessment - an in-depth review of your land’s drainage patterns, topography and existing conditions.
Geotechnical report and soil testing - learning the bearing capacity and soil composition so that we can design the most robust foundation.
Surveying - confirming all of the easements, setbacks, boundary lines of your property.
Utility connection planning - mapping electrical, water, sewer and gas access points budgeting for connection costs (if needed).

Frequently Asked Questions About Building on Your Lot in the DFW Metroplex

A: Since each custom home is as different as the family moving in, the timeline ranges between 12 to 18 months. With 3 to 4 of those months being spent on planning, design and permitting.

A: No you don't. We are partnered with a respected architectural design team but are also able to collaborate with an architect of your choosing if you do already have one in mind.
If you already have plans in hand, we conduct a review to ensure they align with local building codes and that the cost would realistically align with your budget.

A: The first step we do is hire an independent geotechnical engineer to inspect, test the soil and provide a report before design even begins. As such, we'll be able to create a site-specific post-tension or pier and beam foundation depending on what your future home needs.

A: To be safe, it's best to add an additional $30,000 to $100,000 to your budget for hidden costs which depend on your lot and how rural it is and how much infrastructure it already has. These costs can be for things such as bringing in power or installing a septic system if your lot is in an area like Argyle, Heath or Celina.
Even if your lot is in an established area like Colleyville, Southlake or Grapevine you still may need to budget for things like tree mitigation, retaining walls and heavy grading.

A: The clay heavy soil found through Tarrant and Collin county shrinks and expands when faced with moisture changes. In turn causing severe issues with the foundation if not properly addressed before construction begins.
Soil testing helps us determine bearing capacity and movement potential for the specific lot you own and tells us the type of foundation system required.
Skipping or cutting corners here can turn into a very costly mistake in the future.
